Abstract : Thailand is expected to become a fully aged society by 2030 and since family members who are elderly often have
an impact on housing decisions, housing projects catering to this demographic should be planned for.The aim of this article
was to study factors affecting the elderly's housing purchase decisions in Nakhon Ratchasima province. The data were
gathered by convenient sampling from a sample of 400 elderly people who want to purchase detached houses in housing
projects in Nakhon Ratchasima Province with questionnaire. The data were then analyzed with Descriptive Statistics. The
results of the research found that, in overall, the factors that most affected the decision to purchase detached house in housing
projects in Nakhon Ratchasima Province of the sample group in the price level not exceeding 3.00 million baht were cash
discount, project location, housing model or sample house, appropriateness of the selling price, and the reduction of interest
rates, respectively, while the factors that most affected the decision to purchase detached house in housing projects in Nakhon
Ratchasima Province of the sample group in the price level of more than 3.00 million baht were project location, cash discount,
housing model or sample house, offline distribution channels, appropriateness of the selling price, and a strict security system,
respectively.
